Bryn Mawr

Located roughly 11 miles west of Center City Philadelphia, Bryn Mawr (Welsh for "Big Hill") balances a historic, prestigious college-town atmosphere with quiet, tree-lined estate neighborhoods.

The Political & School District Divide

Bryn Mawr is not a single political entity; it is a postal address (ZIP code 19010) that straddles two different counties, two different townships, and two completely separate public school districts. Because schools and taxes drive property values on the Main Line, where your potential home sits on the map changes everything.

The town is bisected neatly by County Line Road.

The North Side (Lower Merion Township / Montgomery County)

  • School District: Lower Merion School District (LMSD). Highly acclaimed, massive resources, and typically feeds into Harriton High School.

  • Taxes: Montgomery County property taxes are historically a bit more predictable, though Lower Merion municipal taxes reflect the high-end services provided.

  • Lifestyle: This side holds Bryn Mawr College, the historic village center, and winds north toward Gladwyne, transforming into sprawling, multi-acre luxury estates.

The South Side (Radnor Township / Delaware County)

  • School District: Radnor Township School District (RTSD). Frequently ranked as the #1 public school district in Pennsylvania.

  • Taxes: Delaware County underwent a county-wide reassessment a few years ago. Combined with Radnor’s premium infrastructure, property taxes on this side can lean higher.

  • Lifestyle: Features deeply established, tight-knit residential neighborhoods with traditional stone colonials.

Daily Life, Walkability, and Culture

Unlike some suburban enclaves that shut down at 6:00 PM, Bryn Mawr retains a vibrant, pedestrian-friendly energy because of its layout and academic population.

The Walkable Core

The lifestyle centers around Lancaster Avenue and the Bryn Mawr Village shopping center. It’s an upscale mix of trendy coffee shops, boutiques, and highly rated restaurants (ranging from casual spots like Up-Ryes Bagels to upscale dining).

Weekly Traditions

The Bryn Mawr Farmers Market runs every Saturday right at the municipal lot by the train station, drawing locals out for fresh sourdough, local produce, and organic meats.

Cultural Anchor

The Bryn Mawr Film Institute (BMFI) is the crown jewel of downtown. It’s a beautifully restored historic theater that acts as a non-profit cultural hub, showing independent, foreign, and first-run films alongside community education classes.

Green Spaces

Ashbridge Park is the local go-to for young families, featuring expansive playgrounds, walking trails, and tennis courts. Just down the road, the Haverford College Arboretum offers beautiful, serene gravel loops open to the public for walking and running.

  • Sue is the best realtor I’ve worked with. She has extensive knowledge of the area (pricing, school districts, neighborhoods, etc.), and does an excellent job of matching your needs with the right option. She also goes the extra mile to make sure your house is market ready. Whether your selling or buying, Sue is by far the best fit for your main line home.

  • Sue Fitzgerald represented us as both a seller’s and buyer’s agent. She did an outstanding job. She has finely honed organizational skills that make it really easy to get things done. Her advice to us on listing price, “neutralizing” and staging our home were instrumental in selling it in a very short time at a price very close to “asking”. As a buyer’s agent, Sue went out of her way to put herself in our shoes, downsizing into a townhome. She surveyed the available listings and enabled us to identify the ideal property that we now happily call home. Sue gets our highest recommendation; she’s a pro."

  • would like to personally recognize the job Sue Fitzgerald did for my family and I as we transitioned from out of state to our new home in Chester Springs, PA. From the first time I met with Sue, she demonstrated extreme professionalism with tremendous preparation & knowledge in order to help make our move as stress free as possible. Sue always gave whatever time we needed to review our options and travel the area looking at multiple options making it feel as if we were her only client. In summary, Sue always demonstrated great personal care, true professionalism and tremendous market knowledge in helping us obtain a great purchase with a seamless transition to our new home and I will continue to recommend her to all my contacts.

  • We've had the pleasure of working with Sue on the buy and well side of buying and selling a home. Not only is she professional, friendly, respectful and easy to work with, she also knows the market inside and out as it pertains to the real estate on a macro and micro level. She is open, honest, hardworking, flexible and always accessible and responsive. She also listens well and strikes a perfect balance between meeting her clients' goals and what the market dynamics will bear (and succinctly communicating these trends). My husband and I trust her completely and highly recommend her to the broader community.

  • Michele provided invaluable service, expertise and knowledge in helping us list, market and sell our home. A tireless worker, we would recommend her to everyone who is buying or selling.

  • My husband and I would highly recommend Sue Fitzgerald as a realtor and relocation specialist. We had the challenge of trying to find a home in the area while we were living out of town, and country. We did not understand initially just how large the Chester County area was and how each community had something different to offer, but Sue eased the process for us with her outstanding knowledge of the communities in the county and her ability to understand our priorities and preferences quickly. A fierce negotiator she truly works hard for her clients and her job doesn't end after the buyers contract is signed. Sue assisted us in other aspects of home buying such as finding inspectors, insurance and mortgage brokers and truly made our transition into a new home and community very painless and efficient.

It was a pleasure working with her.

  • Michele is very professional yet personable. She was very responsive to us and answered our questions almost immediately, being a great person between us and the landlord we were in contact with. She was flexible with our needs and was able to meet with us whenever we were available or needed to. She was very helpful in our search for a living area and I would definitely recommend.
